Traditionally used for agricultural purposes such as growing crops, arable land is now a sought after commodity for farmers and investors alike. Arable land is relatively low priced but can increase in value should any planning be granted.
The acreage available is often quite large and its use was primarily harvesting and investing, however there was little if any added value to buying this sort of land. Typical locations would be fairly remote, but costs are kept fairly low due to its low perceived value. Maintaing arable land is also very difficult without specialist knowledge and equipment.
In recent years a rise in demand of land for sale has meant more areas and sizes of arable land is avaialble to purchase. It is not as specialised as before due to the division and allocation of land plots, often around two to three acres which are far more manageable. Also given several seasons it is possible for natural grassland to develop over former arable land due to the high nutrient levels left in the soil.
Another worthwhile reason to consider investing in arable land for sale is recognising the value in buying land close to exisitng development; whilst generally a rare purchase any planning gain on land close to existing development will give a tremendous rise in value.
